The trade-off is age: Sun City West homes were built between 1978 and 1997, so condition varies widely and buyers should budget for roof, HVAC, and window updates.

Which community has the most golf?

Sun City West, by a wide margin. It has seven resident-owned courses — Pebblebrook, Grandview, Trail Ridge, Deer Valley, Echo Mesa, Stardust, and Desert Trails — totaling 126 holes, with no membership required; you pay per round or buy an annual pass. Which community is best for pickleball?

The Grand. Its Cimarron Center campus includes 22 pickleball courts reserved exclusively for residents, the largest dedicated block among the three communities. Sun City West offers pickleball at Kuentz and R.H. Johnson alongside tennis, bocce, and lawn bowling, and Corte Bella has pickleball, tennis, and bocce courts at its clubhouse.

Which of the three is best for a snowbird or part-year owner?

Corte Bella is the most lock-and-leave friendly: it is guard-gated, the HOA handles landscaping, and the homes are the newest. The Grand is a close second thanks to newer construction and on-site services. Sun City West works well for part-year owners too — roughly a quarter of residents leave for part of the summer — but older homes need someone checking on them, and there is no perimeter gate.

Are all three communities age-restricted?

Yes. All three are 55+ active adult communities. Each requires at least one resident aged 55 or older, and Sun City West additionally prohibits permanent residents under 19.
