A little history

The story of Sun City West

Del Webb broke ground on Sun City West in 1978 as the successor to the original Sun City, roughly one mile north across Grand Avenue. The goal was a self-contained retirement town with more land per home, deeper recreation facilities, and its own golf-course spine.

Build-out finished in 1997 with about 17,000 homes. Unlike an HOA subdivision, Sun City West is an unincorporated community governed by the Recreation Centers of Sun City West (RCSCW) — residents own their rec facilities outright, which is why the amenity package is so unusually large for the annual fee.

Nearly five decades in, Sun City West has matured into a full town: its own library, posta, sheriff's posse, hospital campus at Banner Del E. Webb, restaurants, and a 7,000-seat performing arts venue — all inside the community's boundaries.

Sun City West is a value market inside a high-amenity envelope. Because the housing stock dates from 1978–1997, condition — not location — is the single largest price driver. Two identical floor plans one street apart can trade $80,000 apart based on roof age, HVAC, windows, and whether the kitchen has been opened up.

After the 2021–2022 run-up, prices flattened rather than fell. Through 2024–2025 the market moved sideways with modest single-digit appreciation, and inventory normalized to a healthy 2–4 months of supply. That is genuinely good news for buyers: you can negotiate again, ask for repairs again, and take a second look before writing.

For sellers, the discipline is pricing to the renovation tier you are actually in. Buyers in this community shop by condition and comp against dozens of alternatives within a mile. Homes priced to their true tier still sell quickly; homes priced to the renovated comps sit and then chase the market down.

  • Original housing stock. Most homes are 30–45 years old. Budget for roof, HVAC, water heater, and electrical panel review — a good inspection here is worth more than in any newer community.
  • The best amenity-per-dollar ratio in the West Valley. Nowhere else in Maricopa County gives you seven rec centers and nine courses for roughly $50 a month.
  • A true 55+ town, not a subdivision. Medical, groceries, banking, restaurants, and worship are all inside or bordering the community.
  • Quieter and more established than the newer Surprise communities — if you want brand-new construction and a younger 55+ crowd, compare against Corte Bella and The Grand before deciding.
  • Summer is real. June through September, life moves indoors and to early mornings; roughly a quarter of residents leave for part of the summer.
