A little history
The story of Corte Bella Country Club
Corte Bella opened in 2003 as Del Webb's boutique alternative to its mega-communities: one gate, one clubhouse, one golf course, and roughly 1,300 homes instead of 17,000.
The architecture is deliberately Tuscan — earth-tone stucco, deep-set entries, stone accents, and courtyard plans — a clear break from the ranch vocabulary of the surrounding Sun Cities.
Build-out completed around 2010. Because it never grew beyond 1,300 homes, Corte Bella has kept a country-club feel where the staff knows residents by name and the waitlist culture of the big communities simply does not exist.
Lifestyle
What life looks like here
- Private country club culture: golf memberships, a full-service restaurant and lounge, and member events that anchor the social calendar.
- Guard-gated 24/7 with a single controlled entry — the most secure-feeling of the three communities and a favorite of part-time residents who lock and leave.
- Small enough to actually know your neighbors. Most clubs and groups run 15–60 people, not hundreds.
- Strong pickleball, tennis, bocce, fitness, and card-club participation, plus wine groups, book clubs, and travel groups.
- Quieter than The Grand and Sun City West by design; residents who want a bigger calendar simply drive five minutes to use nearby public offerings.

≈ 60–70% of sales
Highest cash share of the three communities.
Turnover
Low
Residents stay; that scarcity supports values.
Corte Bella behaves like a boutique market. With roughly 1,300 homes, a single new listing in a popular floor plan can be the only option on the market that month — which is why well-presented homes here often sell faster and closer to list than in the far larger communities nearby.
That scarcity cuts both ways. Buyers should be pre-approved or cash-ready and prepared to move quickly on the right plan, because waiting for a better version to appear can mean waiting a season. Sellers, meanwhile, should not assume scarcity excuses pricing — appraisals still need comps, and thin data makes an over-ambitious list price harder to defend.
Values have proven resilient. The combination of gated security, a private club, newer construction (2003–2010), and limited supply has kept Corte Bella at a persistent premium over both Sun City West and The Grand on a per-square-foot basis, and that gap has widened modestly since 2023.

Living here
What buyers should expect
- Club fees are a separate line item. HOA dues cover the gate and clubhouse amenities; golf and some dining minimums are billed by the club. Get the full fee schedule in writing before you commit.
- Fewer clubs and classes than Sun City West or The Grand — that is the trade for intimacy. Many residents hold a rec pass or memberships elsewhere for variety.
- Newer, tighter homes. Built 2003–2010, most have dual-pane windows, modern insulation, and original-but-serviceable systems now reaching replacement age.
- A strong lock-and-leave profile. If you split the year between Arizona and somewhere else, the gate and HOA landscaping make this the easiest of the three to leave for six months.
- Expect competition for the best fairway and lake lots. Those come up a handful of times a year, and buyers who are ready get them.
FAQ
Common buyer questions
- How much are HOA fees at Corte Bella?
- HOA dues run roughly $215–$250 per month in 2026, covering the 24/7 guard gate, the clubhouse, fitness center, resort pool and spa, sports courts, and common-area landscaping. Golf and club memberships are separate and optional with social and full-golf tiers.
- Do you have to join the golf club to buy in Corte Bella?
- No. Homeownership does not require a golf membership. Many residents hold a social membership for dining and events, or no membership at all, and still use the HOA-funded clubhouse amenities.
- What is the average home price in Corte Bella?
- The early-2026 median resale price is around $625,000, with smaller courtyard plans starting near $425,000 and estate homes on premium golf or lake lots reaching $1.1 million or more.
- Is Corte Bella gated and secure?
- Yes. Corte Bella is a 24/7 guard-gated community with a single controlled entry, which is one of the main reasons part-year residents and lock-and-leave buyers choose it over the open Sun Cities.
- How does Corte Bella compare to Sun City West?
- Corte Bella is about 1,300 homes, gated, newer (2003–2010), and built around a private country club. Sun City West is about 17,000 homes, ungated, older (1978–1997), with seven rec centers, nine golf courses, and 100+ clubs at a much lower price point. Corte Bella wins on exclusivity and security; Sun City West wins on amenities per dollar.
