Buying in the West Valley
I'm coming from out of state — how do I get started?
Call or email 60–90 days before your target move date. Paulette will set up a discovery call, send a community shortlist, and plan a tightly-scheduled scouting trip when you're ready.
Do I need to be 55+ to buy in a Sun City community?
At least one resident must be 55 or older. No permanent residents under 19 are permitted. Adult children under 55 cannot live with you full-time.
How much do HOA dues run?
Sun City Grand: ~$1,850/year. Sun City Festival: ~$1,700/year. Arizona Traditions: ~$2,580/year. All include rec center, pool, clubs, and security. Golf is typically separate.
Should I pay cash or finance?
Both have advantages. Cash wins multi-offer scenarios. Financing preserves liquidity for unexpected costs. Paulette can model both for your specific situation.

Selling in the West Valley
How long will it take to sell my home?
Well-priced, well-presented West Valley 55+ homes average 12–28 days on market. Overpriced homes commonly sit 60+ days and sell for less than they would have at the right list price.
What updates are worth doing before listing?
Deep clean, declutter, fresh neutral paint in the worst rooms, and updated lighting almost always outperform $25K kitchen refreshes. Paulette will walk through and tell you exactly where dollars are worth spending.
How is the commission structured?
Negotiable and fully disclosed in writing before listing. Paulette competes on net proceeds, not the lowest fee — sellers typically clear more after fees with her than with a discount brokerage.

Snowbirds & relocation
When should I visit before buying?
Ideally twice: once in your favorite season (Nov–Mar) and once in summer (May–Sept). The summer visit is the single biggest predictor of whether snowbirds become full-time residents.
Can I be a part-time resident?
Yes — and many do. Most snowbirds arrive late October and leave in early May. Several West Valley communities have lock-and-leave villas designed exactly for this.
How does Arizona property tax compare to my home state?
Arizona property taxes are notably low — typically 0.5–0.7% of assessed value. There's no state estate tax. State income tax is a flat 2.5%. Social Security is not taxed.

Downsizing
I've lived in my home for 30 years. Where do I start?

Should I sell first or buy first?
Most downsizers sell first, often with a 30–60 day rent-back to the buyer. That way you carry one mortgage, bank the proceeds, and buy without contingency. Paulette coordinates both transactions.
